Selling high-end real estate in Queenstown takes considerable experience, market knowledge and the ability to build strong relationships with both vendors and buyers.
From the outset, my approach is to listen to prospective vendors and gain a detailed understanding of their motivations and their property. Having a sound knowledge of a property, and the relevant market, is essential when representing it to a discerning market. There also needs to be a strong sense of trust and rapport between the licensee and vendor. Selling high-end properties can be a journey, so the ability to work together and navigate the sales process with confidence is key.
In many instances, buyers of high-end properties in Queenstown are purchasing secondary/holiday homes. Where this is the case, it is typically a discretionary purchase where people only buy if they are completely confident in the property and the people they are dealing with. In this specialist market, ‘salesmanship’ is not a significant part of the process – conversely, astute purchasers rarely respond positively to this approach. Rather they look for professionalism, genuine and considered input and trust in the selling agent. This can be the difference between achieving a successful outcome or a missed opportunity.
In this respect, I do not see myself as a typical salesperson, rather I aim to be a diligent service provider who focuses on detail over ‘sales rhetoric’. This conscientious, relationship-based approach to selling real estate has been instrumental in the vast majority of sales I have coordinated over the past 15 years.
